Standard & Peak Season Rates (& Inclusions)
Our Standard Room Rates range from $159 to $249 - Peak Season (April - July) Rates range from $199 to $299 - and are based on double-occupancy (except The MadlyLiving Room). Inclusive are breakfast, private bathing room (some with whirlpool tubs), amenities, packages and services and down/ pillow-top, queen-size beds, comfortably accommodating 2 persons - with exception, the MadlyLiving Room with 2 queen beds, can accommodate up to 4 guests. For additional guests, cots are available at $25 each/night.
Accordingly, rates can vary depending on number of guests, time of year, length of stay and/or requested services. The quoted rates do not include taxes, surcharges and gratuity* and are subject to change.
*Note that a 3% Gratuity is included for a stay of 5 days or more.
Venue / Meeting /Party Space Rental
Venue rental pricing begins at $1,000 for up to 4 hours and $100/hour for each additional hour. See Our Rates page. A 50% deposit and a signed contract are required to hold the date and reserve the space. The balance is due no later than two weeks prior to your event. Note that a 10% Gratuity is included on venue rentals.
Discounted Rates (No Inclusions)
Our Discounted Rates range from $129 to $209 for some Weekdays (Sun.-Wed.), No Frills and Extended Stays - NOT including breakfast. Additional Packages and Services are available, but not included.
Deposit / Balance Due Payments
We require a deposit of one night or up to 50% (of your full stay) to reserve/hold your room/venue reservation. Note that Room Balance is due upon arrival and Venue Balance is due no later than two weeks prior to your event. Charges include Guest Room(s)/Venue Rental, 6% Sales Tax, $5.00 Service Fee and, if applicable, packages and/or services. Note that a 10% Gratuity is included on venue rentals.
By submitting a deposit, you are agreeing to respect and adhere to Our Policies. Deposit/Balance Due Payments may be made through PayPal with Visa, MasterCard, American Express, Discover or ATM Bank Card. We also accept Cashier's, Business and Travelers' Checks, Money Orders and Cash. Note that Personal Checks are accepted for deposits only, however, not within 2 weeks of your arrival date. A reminder to ensure to bring with you a credit card and photo ID.
We are certainly aware that life happens and plans do change. If you need to cancel your room reservation (if no less than 14 days before your scheduled stay), let us know and we can reschedule your stay for another more convenient time. If you must cancel within 14 days of your stay, unfortunately, you will forfeit your deposit. Again, deposits are non-refundable.

Check-in is at 3:00 p.m. daily. Note that guests are welcomed to arrive as early at 2:00pm to avoid the metro area rush-hour traffic, though for arrivals before or after 3:00pm, YOU MUST make arrangements with us in advance. At the time of your reservation, we require your cell phone number (in order to reach you while in commute), an approximate arrival time and ask that you CALL US (301.292.9008) about an HOUR BEFORE YOU ARE TO ARRIVE – helps to ensure we are home to welcome you and that we have readied your private space in time for your arrival. We get excited when company's coming!
NOTE: Early Check In (12:00pm) /Late Check Out (3:00pm) are offered for an additional $25/person. Offer based on availability.
Checkout is at 11:00 a.m. on Weekdays and 12:00 p.m. on Weekends – not to rush you, but in order that we prepare for the arrival of our new guests. For your convenience, should you need to depart later than expected, you may store your bags in and enjoy our Calming Areas until your departure.

Breakfast - A Full Southern Sit Down - is served:
- Weekdays at 9:00 a.m.
- Weekends at 10:00 a.m. (we encourage sleeping in)
- Holiday/Sunday Brunches at 10:30 a.m.
During the Weekdays and for Breakfast Business Meetings, our guests prefer we serve Fresh Light Fair for Breakfast. "Specialty Breakfast" Packages available weekends only to full-house/group packaged reservations only, require a minimum 1 week advanced reservation.
No Frills/Discounted Rates Do Not Apply. At the time of reservation and again upon arrival, please inform us of any food allergies or dietary restrictions/preferences. Please also confirm the evening before whether you'll be joining us for breakfast.
Massage and Spa Services MUST be scheduled in advanced and incur a 50% surcharge for cancellations (you are still responsible for half). Also a reminder that gratuities for our Masseuse are appreciated.
Your Room - Your Space - Be Safe!
For the time you are a guest in our home, consider your room - your own private space. Accordingly, with a few exceptions, we will not enter "your space," during your stay - most often only after the 2nd day to freshen towels, ensure toiletries, empty trash, etc. We can certainly accommodate additional requested guest room services for additional fee(s). A reminder to secure personal belongings - as we are not responsible for misplaced, lost or stolen items. We encourage you to practice "safe travel," by packing light and with minimal-to-no items of personal value.
In addition, guests are only allowed to utilize the room(s) for which they have registered and paid. While other guest rooms may be left open and, therefore available for your viewing pleasure, they are not to be disturbed or used - which includes the bed, the bathing room, etc.
Our Guest Kitchen includes complimentary coffees, teas, hot chocolate and condiments - bottled water is available at charge. Yes, we recycle! Also included are use of microwave, refrigerator/freezer, ice/water dispenser and toaster. Sorry, use of Oven/Stove is Prohibited by law. Thank you in advance for cleaning up after yourself.
We've created thoughtful, as well comfortable settings in and around our home, specifically for your dining pleasure. Accordingly, food is not allowed in our guest rooms. Please use only those designated areas (dining room, guest kitchen and backyard/deck).
ONLY registered guests are permitted to enjoy breakfast and a good night's sleep in our home. For the safety and security of our guests, as well as our home, individuals visiting our registered guests must be accompanied at all times by a registered guest. Registered guests may not invite unregistered guests to stay overnight, otherwise a $250 room fee will apply to registered guest. If there are extenuating circumstances, please, of course, check with us.
Night time is our Quiet Hours - between 10:00 p.m. and 8:00 a.m. (Note that this policy is flexible when, e.g., one party rents all four guest rooms - though, for registered guest only). Please be respectful of us, our other guests, as well, our neighbors. During quiet hours, the household is generally sleeping, though of course, please do alert us no matter the hour, if there is an emergency - fire, fumes, medical, lock out, water leaks, etc.
For your health and safety, our home is smoke-free. Please do not smoke inside the house - nor inside the bathing rooms. We require strict adherence to this policy, otherwise incur $250 cleaning fee.
No Children (under 16) and No Pets Please
Yes, we love them and we even have them, too. Though we cater primarily, but not exclusively, to business travelers, we would be happy to recommend family-friendly accommodations.
There is no charge for parking – as we are located in the suburb of Washington DC (20 minutes from downtown), car transportation is recommended; however, we can arrange private car/limo service, as well, alternative transportation (car rental, shuttle, taxi, water taxi, Metro train/bus, etc.) are readily available. For your own driving convenience, Enterprise Rent-A-Car and Zip Cars are available nearby.
In addition, guests are asked to please park on the left side of the driveway only, otherwise, there is plenty of on-street parking. For private events, hosts should instruct attending guests NOT to park in driveway - to be left available for vendor pick ups/deliveries and for the convenience of your special guest(s).
